What does a report look like?

How long does a report take?
Once we have visited, we will get the report to you electronically as a PDF within a working week, and send a copy to you in the post for your records.

What is and is not included?
All reports are to a format that is recognised by the RIAI and accepted by lending institutions. Sometimes lenders may ask for further information, which we are always happy to provide.
︎ The survey is an extensive visual inspection of the building, its services and the grounds.
︎ At no stage is the building itself opened up or any surface partially destroyed.
︎ Accessible concealed areas are visually inspected if it is safe to do so. Typical examples include attic spaces and underfloor areas where possible. The report objectively describes the condition of the different elements and provides an assessment of the relative importance of the defects and problems.
︎ Not all services are comprehensively tested - lights and power will be, where it is possible, as will water services. However, what happens in fully concealed parts of the building will not be available to survey e.g. manholes are not opened.
︎ Although the report is concise, it does include advice about repairs and any on-going maintenance issues.
︎ Specialist material testing is not carried out. Where noted by the surveyor, material defects such as woodworm or the possible presence of asbestos will be noted in the report, however, mapping the entire extent of those defects is impossible in the timeframe available, and is outside of the scope of a report.
